Lightbulbs can make or break a sale!
Frank Mihal video blogs to comment on how some properties have almost no lighting that actually works! If only 1 single light bulb in the entire house is working, the home will of course not show well, and ultimately be harder to sell! He states that if people cant even be bothered to spend the money to change a few light bulbs, you can pretty much guarantee that other things are not maintained as they should ...possibly leading to big expenses in the future.
