Why did this Real Estate Agent even bother sending me this offer?
Frank Mihal video blogs about an offer he just received on one of his surrey listings. The offer came in from another REALTOR and was a offer subject to the sale of the buyer's home. Frank states that this is usually ok if the buyer's home is already on the market or will be within a weeks time, however the buyer's are currently updating the home and will only be listing it in about a months time. Frank simply rejected the offer as he will not tie up his seller's property for that amount of time if the home is not even on the market. Be carefull when you do this to your townhouse!
Frank Mihal video blogs to let people know that they should get permission from strata if they are planning on building a wall and blocking off half of their double tandem garage, in order to make an extra "room". The wall itself isn't normally an issue, however the electrical etc that is installed definitely is! You may not only get fined, but the strata may be able to make you take everything out that you put in, so get permission first! If you are purchasing a townhouse with this already done, check with the strata if they have allowed it, so there will be no future headaches or fines. There is an Open House thief in the Fraser Valley!

If you strike oil & gold in your back yard you may NOT be rich!
Frank Mihal video blogs about the ownership of valuables under the surface of your property. In some cases, people in the past have sold their land, BUT kept ownership to anything under its surface. In one of the properties sold by Frank, a man back in 1918 sold off acres of land, but registered on title all under surface ownership for the future of the property.
