Pesticide use in Surrey in now prohibited!

Frank Mihal video blogs about a lady who called him to ask him questions about a condo building in East Newton, but wouldn't give him a chance to answer! She was under the impression that any offer written was a subject free offer and a buyer at that point could not back out at all. Frank tried to explain that any offer is conditional on financing, inspections, strata documents etc etc, but again she thought she knew it all and wouldn't let him explain. Frank Mihal video blogs to clear up a misconception that some people have about strata maintenance fees. Frank talks about a buyer who was stunned about a building he was interested in that needed a new roof was going to cost the owners money. He was under the assumption that the strata was going to pay for it from the maintenance fees. Maintenance fees are for maintaining the building and to keep a small reserve for smaller repairs. Any larger repairs such as exterior work, new roofs, or costly repairs come directly from the owners pockets as a special levy. One of the units showed amazing with many updates, however the patio was completely covered in moss & black dirt. The large deck was definitely one of the features of this surrey condo as it faced the north shore mountains, but unfortunately it was not given the attention as the rest of the condo. Surrey school district is getting new classrooms, but at a huge cost!

The school system is in serious need of more classrooms. This purchase puts them currently at a 16 million dollar deficit. They have not received any extra capital funding from the provincial government since 2005/2006, and are using what is left on a new school project in White Rock. They are getting many phone calls from people frantic to start purchasing because of the upcoming HST (people who are looking at purchasing re-sale properties). To clear things up, there will be no HST on re-sale properties, only on new construction! The only thing HST will affect will be Realtor commissions (will now be plus 12% HST instead of the current 5% GST) paid by the sellers.
